Understanding Traffic Generation
Consider a 1,000 sq. ft. doctor’s office compared to a similarly sized two-bedroom apartment. A medical office experiences a continuous flow of patients throughout the day, often starting as early as 6 a.m. In contrast, a two-bedroom apartment housing a small family generates significantly fewer daily trips.
In fact, a medical office can generate up to 9 times the traffic of a residential unit of the same size. This traffic disparity becomes even more pronounced with grocery stores or multi-purpose shopping centers like Decarie Square in its current form, which can produce up to 12.5 times the traffic compared to residential developments of equivalent size.
Our Proposal for a Calmer, Healthier Community
To address this imbalance, we have submitted a proposal to the city council requesting the conversion of approximately 400,000 sq. ft. of commercial space into increased residential density.
This shift will not only reduce overall traffic but will create a more peaceful, livable, and health-conscious neighborhood. Proven Traffic Reduction Our traffic studies (pending city validation) project a significant reduction in traffic congestion, with:
- Over 35% decrease in rush-hour traffic.
- Over 40% reduction in afternoon and weekend traffic contributions.
Beyond Traffic Reduction: A Commitment to Better Urban Flow
Beyond our core traffic reduction strategy, we have made several additional offers to city officials that will further improve local traffic flow, accessibility, and safety for both residents and neighbours:
- Vézina Street Enhancements: We are offering land access along Vézina Street to create a bike lane, better pedestrian pathways, bus stops, and the addition of two new lanes to improve both northbound and southbound traffic flow.
- Improved Connectivity for Côte-St-Luc: The offered land strip lies within the Montreal island territory, providing an opportunity for Côte-St-Luc to negotiate better access to Décarie Boulevard, benefiting the entire Montreal community.
- A Fully Funded Train Stop: We have committed to financing a train stop within Decarie Square, which will allow local residents to reach Downtown Montreal in just 7 minutes.
- Expanded Pedestrian and Bike Pathways: New pathways will be developed both within Decarie Square and extended across the expressway, ensuring safer and more convenient access for pedestrians and cyclists between both sides of the expressway.
Together, these measures will drastically improve traffic flow, reduce congestion, and create a more connected, healthier, and sustainable urban environment for everyone.
